1. Acceptance of Terms By using this Site, you signify your acceptance of this policy. If you do not agree, please do not use our Site.

2. Legal Framework All rentals are categorized as “Arrendamento para fins não habitacionais” (Non-Permanent Housing) under the Portuguese Civil Code and the NRAU. A website booking is a reservation; the legal lease is only formed upon the signing of a written contract.

3. Payments & Security Deposit Payments are processed via WooCommerce. A security deposit (Caução) is required to cover potential damages and will be returned within 20 days of checkout, pending inspection.

4. Maintenance & Access The Tenant is responsible for daily maintenance. The Landlord/Manager (Wise Ventures) may access the property for urgent repairs with a 24-hour notice.

5. Quiet Hours & Conduct In accordance with the Lei do Ruído, quiet hours are observed between 23:00 and 07:00.

6. All-Inclusive & Fair Use Policy Monthly rent includes utilities. A Fair Use Limit of €200 applies to the total of water and electricity. Consumption exceeding this value will be deducted from the security deposit or invoiced separately.

7. Force Majeure & Extenuating Circumstances Wise Ventures shall not be held liable for failure to perform its obligations if such failure is the result of Acts of God or Government Mandates. In such cases, the Extenuating Circumstances Policy published on this Site will apply to determine refund eligibility.

8. Termination of Lease Early termination of a medium-term lease after move-in requires a written notice of 60 days (for stays <1 year) or 120 days (for stays >1 year), as per the Portuguese Civil Code (NRAU).
